How can you put so many extras into your homes without marking up the price?
Our overhead is lower than most builders, so we don't mark-up our homes to cover other expenses. We pass along the savings to our homebuyers by including more standard features. Once you see what is included, and how flexible we are with our homes, the homes practically sell themselves.

How long will it take to build my home?
The length of time is dependant on the size and complexity of the home you select. Generally, it takes about a month to secure the building permits from the city, and four to six months to build your home. Refer to Building Basics to follow the step-by-step construction process.

If I have to sell my current house, how will that affect my building timeframe?
We normally can start construction on your new home with a "home sale contingency". Please contact us for more details.

Are there advantages to building a new home versus buying an existing home?
Every homebuyer has unique needs and tastes. When buying an existing home, you will want to factor in not only what the price will be, but also how much you will need to invest in the home to update, upgrade or redecorate. Generally, a new home is more cost-effective and a greater value.

If a homebuyer is leaning towards an existing home because of time limitations, Dunmoor's Quick Move-In homes are available. In many cases the buyer can select the finishing touches and move-in right away.

Do I have to obtain a construction loan myself?
No, we sign a contract with you for the construction of your home and obtain all the financing. We require a deposit to secure the agreement, and we close on the transaction when the home is completed.

How do I know if I can qualify to buy a home?
Our Home professionals will walk you through the complete process. You may contact us to get started. To prepare, simply complete the Prequalification Questionnaire.

What warranties will I have on my home?
Dunmoor Homes stands behind the homes we build. You receive a 20-Year Structural Warranty on your new home and a One-Year Warranty that covers the workmanship and products in your home.

How does the home-buying process work?
One of our Home professionals will meet with you and review our House Plans . After you have selected a plan, you will have an opportunity to customize your home with additional options.

A construction agreement is completed. Once you obtain your financing, you will meet with our Home Professional again to select your colors and finishes. Once all changes are made, we obtain the appropriate permits and begin your home in approximately 30 days.

Can I make changes to one of your house plans?
Dunmoor understands how important it is for you to build a home which will meet yours and your family's needs. We will meet with you to discuss the changes and modify our plans whenever possible. You will find that flexibility is one of the best characteristics of building a Dunmoor Home.

If I already own a piece of property, can I build a Dunmoor Home on it?
Yes, if your lot is located within our building area we can assist you. Please contact us for additional details.

Who will my building supervisor be and will I have an opportunity to meet with them?
Dunmoor uses highly experienced builders - not superintendents. They were production managers (who supervised superintendents) at other builders. You will meet with your builder at our pre-construction conference and you will work closely with our building team throughout the process.

Will Dunmoor Homes build a home using my house plans?
Prior to finalizing your design decision, we encourage you to review our gallery of house plans. The plans we offer have been built many times, and have been improved based on buyer preferences and design experience. In addition, our home prices reflect discounts we negotiate with our contractors. Contact one of our home professionals to discuss this further.

What is a Quick Move-In home?
A Quick Move-In home, (commonly referred to as a "spec" home), is a home that a builder starts to build without a buyer under contract. The builder 'speculates' that they have selected a location, colors and features that a future buyer will appreciate.

Dunmoor Homes builds Quick Move-In homes and adds many more features than we add in our standard packages at a great value. They are an excellent value for buyers who are interested in moving quickly. Visit Quick Move-In Homes for our information and search our gallery of available homes.

When I select a Quick Move-In Home can I make changes or choose my own colors?
Yes, depending on where we are in the building process, you may make changes and select your own colors. The earlier you select a Quick Move-In home, the more options and changes you may make. Our goal is to allow you to customize your home whenever possible.

How long will it take to complete a Quick Move-In home?
The timeline for completion is dependant on where we are in the building process. Our listing of Quick Move-In Homes includes the date they are targeted to be completed.

As a general guideline, if the foundation is finished, the rest of the process takes 3 to 5 months; if the house has the mechanicals, the process takes 2 to 4 months to finish; and if the house is in the drywall stage, then 1 to 2 months until completion. Why does Dunmoor build Quick Move-In homes?
Dunmoor builds Quick Move-In Homes for a variety of reasons - to provide homebuyers with an option to move quickly into a new home; to complete neighborhood communities where only a few lots are left to build; and to even out our production schedules.

What is a 'rent-to-own' or 'lease' option?
Dunmoor Homes offers a unique program that enables our renters to purchase their homes. Each rent-to-own customer has an individualized program to meet their needs. Simply complete the Prequalification Questionnaire and contact us for more information and assistance.

How long do I need to rent before I can purchase my home?
You can purchase the home anytime during the term of our agreement.

I do not have the best credit history. How do I qualify for the rent-to-own program?
Contact one of our home professionals and complete a Prequalification Questionnaire . We will work with you to develop a program for homeownership.

How much of my rent payment goes towards the purchase of my home?
The payment amount varies by house and location. One of our Home professionals can assist you; simply contact us for additional details.

How long can I participate in the rent-to-own program?
The Dunmoor Homes team wants you to realize your dream of homeownership. You may participate in the rent-to-own program until you purchase your home. We are flexible, and will extend our agreement.

May I personalize my rent-to-own home before I complete the ownership process?
Until you formally own your home, we ask that you first discuss all changes including painting, add-ons, remodeling, etc. with us. Just contact us anytime.
You may consider saving your money for changes until after you own the home. It is always prudent to maintain savings to pay for the unexpected that might otherwise cause you to miss your rent-to-own payments.

How much deposit is required for a rent-to-own home?
The deposit amount is determined after reviewing your application . Deposit amounts can be as low as one month's rent plus $250.

How much is the security deposit?
For a candidate with good credit and income, the security deposit is one month's rent. We will review your application and advise you accordingly.

How long will you lease to me?
We prefer to sign a two-year lease. In doing so, we reduce our expenses and can keep your rental payments below market rates. Before you move into your home, we complete a 74-step review and normally paint every room. Simply contact us to discuss this further.

Who pays the association fees and/or taxes on the property?
Dunmoor Homes pays the association fees and taxes on your rental home.

Who pays the utilities such as gas, electric, telephone, water and sewer?
The renter pays for all utilities for the rental home.

I have poor credit. Will I be able to rent from Dunmoor Homes?
Contact one of our home professionals and complete a Prequalification Questionnaire. We will work with you to develop a rental program to meet your needs.

Can I bring my pets with me?
We welcome your pets - however we may require an additional deposit.

How much is the security deposit?
For a candidate with good credit and income, the security deposit is one month's rent. We will review your application and advise you accordingly.

What is your warranty?

Who do I contact if I need a repair on my Dunmoor Home?
The best way to reach us for a repair is to refer to our Home Care section of our website. You will find a complete listing of emergency and non-emergency contacts. We suggest you email your non-emergency requests. We will respond promptly.

Who do I call when something happens to one of my utilities? How quickly will they call me back?
Each of the utility companies (gas, electric, telephone, water and sewer) handle their own customer service. We recommend that you call them directly to ensure a timely response.

Do I have to pay a fee if I need service?
If the service request is covered by one either your 20-year structural warrantyor your one-year workmanship warranty there will be no charge for the service. If the service falls outside your warranties, you are responsible for the cost of the service. We can normally direct you to a company who can assist you.

How long does it take to get something fixed?
We will contact you within one business day of your request. We will then coordinate the repair schedule with you and our home care team.

Who do I call if I have a problem at night or on the weekend?
Our Home Care section of the website includes emergency numbers for electrical, heating, cooling and plumbing.
If you experience an emergency service issue, such as a total loss of heat, electricity or water, a plumbing leak that requires the entire water supply be shut off, a total sewer stoppage or any situation that endangers the occupants of the home, please contact the appropriate sub-contractor's 24-Hour emergency service number

Once you have made this initial contact please e-mail or call usto inform us of the problem. We will verify through the sub-contractor that required repairs are completed.
